1. Acceptance of Terms
By hiring, booking, approving a quote, signing a contract, paying a deposit, or allowing work to begin, the client agrees to the following Terms & Conditions with Frame To Finish – 1554023 B.C. LTD. (“Contractor”).
2. Estimates & Quotes

All estimates are valid for 14 days unless otherwise stated.

Material pricing is subject to supplier increases and availability.
-
Quotes are based on visible conditions at the time of inspection.
-
Hidden damage, code deficiencies, rot, structural issues, underground obstructions, unsuitable soil conditions, or unforeseen site conditions may result in additional charges.
3. Deposits & Payments

Deposits may be required to secure scheduling and order materials.
-
Standard payment terms are:
-
Deposit due before scheduling/material ordering
-
Progress payments may be required on larger projects
-
Remaining balance due upon substantial completion
-

Invoices are due upon receipt unless otherwise agreed in writing.

Late payments may be subject to:
-
Interest charges
-
Collection costs
-
Legal fees
-
Suspension of work
-
The Contractor reserves the right to stop work until overdue balances are paid.
4. Time & Materials Work
For Time & Materials projects:

Labour is billed based on actual hours worked.
-
Material costs, deliveries, rentals, disposal fees, consumables, permits, subcontractors, and applicable markups may be added.
-
Typical labour rates may vary by project complexity, location, staffing requirements, or emergency scheduling.
5. Scheduling & Delays

Project schedules are estimates only and may change due to:
-
Weather
-
Supplier delays
-
Permit delays
-
Site conditions
-
Change orders
-
Client delays
-
Illness, emergencies, or labour shortages
-

The Contractor is not responsible for damages caused by scheduling delays beyond reasonable control.
6. Change Orders
Any work outside the original scope may require:

Written approval
-
Additional charges
-
Schedule extensions
Verbal approvals, text messages, emails, or onsite direction may be treated as authorization to proceed.
7. Client Responsibilities
The client agrees to:

Provide safe site access
-
Ensure property lines are accurate
-
Remove personal belongings from work areas
-
Provide access to power/water where required
-
Obtain approvals from neighbors, strata, HOA, or municipalities if required
-
Ensure pets and children are kept away from active work areas
8. Permits & Inspections
Unless specifically included in writing:

Permit fees are excluded
-
Engineering is excluded
-
Surveying is excluded
-
Utility locates are excluded
The client may be responsible for obtaining permits as owner-builder where applicable.
9. Site Conditions & Existing Structures
The Contractor is not responsible for:
-
Existing structural deficiencies
-
Hidden rot or water damage
-
Underground utilities not properly marked
-
Pre-existing cracks, settlement, or movement
-
Damage caused by deteriorated existing materials
Tie-ins to existing structures may reveal hidden issues requiring additional repairs.
10. Warranty
Frame To Finish provides workmanship warranties where stated in writing.
Warranty does not cover:

Normal settling or movement
-
Acts of God
-
Water intrusion caused by existing structures
-
Improper homeowner maintenance
-
Damage caused by other trades or third parties
-
Material manufacturer defects
Manufacturer warranties apply directly through the manufacturer.
11. Cleanup & Disposal
Basic construction cleanup is included unless otherwise stated.
Deep cleaning, landscaping repair, dust remediation, or final professional cleaning may be extra.
12. Photos & Marketing
The Contractor may photograph completed work for:

Portfolio use
-
Website use
-
Social media
-
Advertising
No personal information or addresses will be publicly disclosed without consent.
13. Safety
Clients and visitors must stay clear of active construction zones.
The Contractor is not liable for injuries resulting from unauthorized access to work areas.
14. Limitation of Liability
The Contractor’s liability shall not exceed the amount paid by the client for the contracted work.
The Contractor is not responsible for:

Indirect damages
-
Loss of income
-
Loss of use
-
Delays beyond reasonable control
-
Pre-existing conditions
15. Termination
Either party may terminate the agreement with written notice.
If terminated:
-
The client is responsible for all completed work
-
Ordered materials
-
Non-refundable deposits
-
Work performed up to termination date
-
Applicable restocking or cancellation fees
16. Collections & Legal
Unpaid balances may result in:
-
Construction liens
-
Collection proceedings
-
Small claims or legal action
The client agrees to pay reasonable legal and collection costs associated with overdue accounts.
17. Governing Law
These Terms & Conditions shall be governed by the laws of British Columbia, Canada.
